Our modular homes are built in Penticton, BC by Moduline Industries who have been building quality homes since the late 1960's. Amco Homes has been an exclusive dealer of Moduline Industries for over 45 years.

What is the difference between a single section and a multi-section home?

Single section homes are built and transported to the home site as one unit, whereas multi-section homes are built and transported as multiple sections and assembled on site.

What is a modular home?

 "Modular" is a construction method that involves constructing sections away from the building site, then delivering them to the intended site on a float trailer. Installation of the prefabricated sections is completed on site.  A modular home is craned onto the prepared foundation.

Can modular homes be customized?

Amco Homes can customize all aspects of our modular homes to meet your needs – from moving the location of an interior wall to designing your dream ensuite. This flexibility allows the homeowner to achieve the exact house design.

Although we are located in Nanaimo on Vancouver Island, BC, our service area covers all of Vancouver Island, the Gulf Islands, and all locations within the province.

Does Amco Homes offer options for secondary dwellings, carriage and laneway homes?

Depending on your local building departments regulations, secondary dwellings, carriage or laneway homes may be permitted on your property. Amco Homes offers a variety of floor plans to meet your criteria.

What are my responsibilities to prepare for the arrival of my new house?

The homeowner is required to have a fully serviced lot  including clearing, leveling, power, sewer or septic, and water. A foundation must then be built either concrete pad, concrete strips and gravel, crawlspace or full basement.

How soon can I move into my new home?

Factory completion completion dates range from anywhere between 4-8 weeks depending on build volume. Once the home is offline and trucks scheduled to deliver to your site, it takes approximately 2-4 days to complete a single section home and approximately 4 weeks for multi-section homes including completion of drywall. Timelines are highly dependent upon home owners coordinating Hydro as soon as possible. Having heat is mandatory for the completion of the drywall.

What type of foundation do I require?

For CSA Z240 homes that are built on a frame, you are required to have either an on-grade full concrete pad, concrete strip footings, or engineered pads. The home is then blocked along the frame every 8' on the concrete using concrete blocks. The home is then tied down to the pad using rebar loops and cables and then skirted with vinyl or fibre cement and decks and steps constructed.
A277 modular homes are built on a truss floor system and placed on either a crawlspace or basement by a crane. The home is fastened to the sill plates of the foundation by anchor bolts. Access to the foundation is gained either through an access in the floor or access door cut into the foundation.

What does the price of the home include?

The price of the home includes delivery and set up of the home, including the completion of all interior and exterior work with hook ups to the provided sewer and water and tied down to the provided foundation. One year of free house insurance is also included. The price does not include the foundation (concrete pad or concrete footings, crawlspace or basement).  The electrical hook up, steps and deck construction, skirting and gutters are also not included. Any crane or barging costs are also not included.
Amco Homes also provides an 'all in' package price to complete everything for you.

What is the warranty?

The 10 year FactoryPro warranty is designed specifically for new modular home buyers. It covers defects in materials and labour that result in the failure of a load bearing part of your home.
